<p>Here are ten tips to master frugal grocery shopping. A little planning can save you some big bucks over the long term.</p>
<p><strong> </strong></p>
<p><strong>1. Make a list</strong>.</p>
<p>Before you head out to the store, prepare a list of everything you need, making sure you have everything needed for your weekly menu. Before you leave, check to make sure you don&#8217;t have it in your pantry, fridge or freezer. Stick to that list and don&#8217;t buy anything else.</p>
<p><strong>2. Plan a menu</strong>.</p>
<p>Plan a weekly menu for each week. This way you will know exactly what to buy. Be sure to plan a leftovers night.</p>
<p><strong>3. Don&#8217;t shop hungry</strong>.</p>
<p>When you&#8217;re hungry, everything looks good. When you shop hungry you&#8217;ll end up spending a lot more. Eat first and then you will be able to stick to your list.</p>
<p><strong>4. Set a budget</strong>.</p>
<p>When you go to the store, know exactly how much you can spend. Then try your best to stick within that limit. Keep a running tally as you shop to ensure that you&#8217;re within your budget.</p>
<p><strong>5. Create a grocery spreadsheet. </strong></p>
<p>Keep your grocery receipts, then enter into a spreadsheet. This will be your price and comparison list. Use it so you know when bulk or sale items are a good deal.</p>
<p><strong>6. Cook and freeze</strong>.</p>
<p>Plan to cook a big amount of food and freeze it for multiple dinners. A great idea is to use one Sunday and cook a week&#8217;s (or even a month&#8217;s) worth of dinners. Plan 5-6 freezable dinners and cook them all at once.</p>
<p><strong>7. Shop for specials</strong>.</p>
<p>Every store has specials. Be sure to look for them in the newspaper, or when you get to the store. Don&#8217;t buy things you don&#8217;t use just because they are on sale; make sure you will use the items.</p>
<p><strong>8. Buy store brands</strong>.</p>
<p>Brand names are often no better than generic, and you&#8217;re paying for all the advertising they do to have a brand name. Give the store brand a try, and often you won&#8217;t notice a difference.</p>
<p><strong>9. No &#8220;one-item&#8221; trips</strong>.</p>
<p>They waste gas, and almost inevitably, you buy more than that one item. If you plan ahead, make a weekly menu, and shop with a list, this should drastically reduce the number of trips you make for a small number of items.</p>
<p><strong>10. Stock up</strong>.</p>
<p>Sale items can be a great deal. If it&#8217;s an item you normally use, buy a bunch of them.</p>

<p>There are many benefits of owning a home.  Due to negative press about the real estate market, buyers are skeptical of purchasing with the uncertainty surrounding the housing market. Here are 12 reasons to buy a home in 2012.</p>
<p>1. Rents are at an All Time High- Due to the influx of foreclosures and fewer people making a decision to buy a home, the demand for rentals the past few years has increased. All prices are based on supply and demand and that is pushing up rental prices.</p>
<p>2. The Worst is Over-From the market peak in 2006, the <a title="S&amp;P/Case-Shiller" href="http://www.standardandpoors.com/indices/sp-case-shiller-home-price-indices/en/us/?indexId=spusa-cashpidff--p-us----" target="_blank">S&amp;P/Case-Shiller</a> index of 20 housing markets is down 32 percent. What does that mean? The housing market could be at a turning point. Signs are showing we are moving from steeply falling home prices to an extended period of stabilizing prices.  You can&#8217;t predict the market and you won&#8217;t know when low prices are over until they start to go up. Stability is your first clue.</p>
<p>3. Historically Low Mortgage Rates-Long-term mortgage rates fell to new lows in January. According to <a title="Freddie Mac" href="http://www.freddiemac.com/" target="_blank">FreddieMac</a>, a 30-year fixed-rate mortgage averaged 3.89 percent in the week ending Jan. 12, falling from 3.91 percent last week and marking the lowest since Freddie Mac began keeping track. A 15-year fix fell to a record low 3.16 percent.</p>
<p>4. Mortgage Rates Won&#8217;t Stay Low-Just like you can&#8217;t predict when housing prices will rise; you also cannot predict the mortgage market. It is however unlikely that mortgage rates will remain low for long. This is especially true if demand starts rising and prices stabilize.</p>
<p>5.  Less competition-The slow sales pace is proof that there are fewer buyers out there. That is good news for a serious buyer; they will be less likely to end up in a bidding war. It doesn&#8217;t mean that homes that are priced aggressively to sell will not end up with lots of offers. Wait too long to jump in the buyer pool and there may be more competition. The market is showing signals of recovery, meaning demand will pick up. Being a little ahead of the curve gives buyers more elbow room.</p>
<p>6.  Appreciation-Odds are that buying a home at the current rates can almost ensure your home’s appreciation in the future.  With the double advantage of low prices and low mortgage rates the perfect storm for home appreciation is brewing.</p>
<p>7. Build Equity-Your home can actually work as a wealth building or even savings plan for you. Some homeowners are now adding money to their monthly payment to decrease the principal balance of their loans at a much faster pace.  This is called equity building. Because home equity is the largest single source of household wealth for most Americans it is a smart move to ensure financial stability.</p>
<p>8. Tax Deductions-If you are looking to save more money on your taxes than buying might just be the answer. Real estate property taxes for a vacation home and first home are fully deductible.  The <a title="IRS Publication 530" href="http://www.irs.gov/pub/irs-pdf/p530.pdf" target="_blank">IRS Publication 530</a> provides detailed tax information for first-time buyers that may answer many questions about what deductions homeowners are eligible for.</p>
<p>9. Homes are More Affordable- According to <a title="Kiplinger" href="http://www.kiplinger.com/" target="_blank">Kiplinger</a>, the percent of family income consumed by a mortgage payment is at record lows. The average family pays only 12% of their monthly income to pay for today’s mortgage. Affordability has not been that low since 1971. Additionally, the Fed&#8217;s financial obligation ratio for mortgage holders have fallen to levels not seen since 2003.</p>
<p>10. Moving Up is More Affordable-If you are thinking about buying a bigger or more expensive home this is a great opportunity to save money. Homes in a lower prices range have not lost as much as higher-end homes. For example, if your home in 2006 was worth $125,000 it may now be worth $100,000. The home you may be looking to buy in 2006 was priced at $350,000 but now is under $300,000. You have made a gain of $25,000 in your upward move.</p>
<p>11. Buy Low, Sell High-The uncertainty surrounding the housing market will wane. When the housing market rebounds prices will go up.  Owning a home may eventually be more than just a pride issue, it could also become a profit through a home sale.</p>
<p>12. Pride of Ownership-There are more benefits than just financial gain in homeownership. Some of those benefits may be painting the walls the color of your choice, or landscaping the yard, or having a pet. No matter the reason; homeownership will give you pride.</p>

<h3><strong>Best Time for an Open House</strong></h3>

<li>In many communities, Sunday afternoon is best.</li>
<li>Two hours is typical, but some are held open four hours, for example, from 1 to 5 PM.</li>
<li>Schedule your open house to avoid conflicts with holidays, community celebrations or special events such as the Super Bowl.</li>
<li>Check the weather forecast, too, because cold or rainy days tend to make people stay home.</li>
</ul>
<h3><strong>At Least 7 Days Before Your First Open House</strong></h3>
<ul>
<li>Host a broker preview. Invite agents and brokers to preview your home. Agents can give you valuable feedback about how your home shows and whether your home pricing will meet buyer expectations. </li>
<li>Move some furniture into storage. Sometimes sellers don&#8217;t want to cooperate with home staging. Smart sellers prepare a home for sale and move at least one piece of furniture out of every room. It makes the space look larger and more inviting to buyers &#8212; to the people whose opinion matters. </li>
<li>Remove items not included in the sale. Telling a buyer she cannot have your dishwasher because it&#8217;s too expensive to leave behind or that the ceiling fan does not stay with the house because your father gave it to you serves only to make the buyer demand it. If buyers don&#8217;t see it, they won&#8217;t want it. </li>
<li>Make arrangements for your pets to leave the house. Selling a home where pets live is difficult enough without advertising the fact that pets live there. Call a family member or friend and ask if they could take care of your pets for a few hours. Pets are also a distraction during an open house, and you want buyers to admire your home, not your pets.</li>
</ul>
<h3><strong>48 to 72 Hours Before Your First Open House</strong></h3>
<p>Clean and scour the house top to bottom. Vacuum cobwebs from corners, wipe windowsills and wash the windows, inside and out. Forget preconceived notions about cleanliness &#8212; pay attention to small details and concentrate on making the home appear sterile.</p>
<ul>
<li>Buff surfaces, appliances and floors to a gleaming shine.</li>
<li>Launder and fluff bedding, towels and rugs.</li>
<li>Touch up spots on the walls.</li>
<li>Sweep out the garage.</li>
<li>Prune bushes, deadhead flowers, clean the sidewalks and mow the lawn.</li>
</ul>
<h3><strong>24 Hours Before Your First Open House</strong></h3>
<p>Most of your work should be completed by now, and any anxiety that is sometimes caused by last-minute chores should dissipate. At this point, your home sparkles and glitters. In fact, you may be thinking to yourself that the house looks too nice to sell! Consider if you are truly committed to selling, because if you&#8217;re going to experience seller&#8217;s remorse, you may as well work through that process before your first open.</p>
<ul>
<li>Open all the windows to air out the house.</li>
<li>Bake or pick-up treats for your open house guests.</li>
<li>Give every room the &#8220;once over,&#8221; by standing in the doorways and scrutinizing the view.</li>
<li>Arrange flowers in attractive vases and place in appropriate places throughout your home to add color and floral fragrance.</li>

<p>For many, this means heading down to the local home improvement warehouse to buy chemical products that might produce a green lawn, but will do a great deal of damage to the soil, water, and wildlife in the process. Here are some tips from<a title="Care2.com" href="http://www.care2.com/greenliving/5-quick-tips-for-spring-lawn-care.html" target="_blank"> Care2.com</a></p>
<p><strong>If you’d rather take a more organic approach to lawn care, here are some tips to keep in mind:</strong></p>
<p><strong>Fertilization:</strong> Spring is a crucial time to fertilize because it replenishes the food reserves your yard draws from while dormant in the winter and fuels grass’ rapid growth phase. Hopefully, you’ve been composting your kitchen waste all year long, and you have the means to make compost tea to fertilize your lawn and garden. This will produce a thick, healthy lawn that also helps prevent weeds. (And don’t worry: if you haven’t been composting, there are lots of packaged organic fertilizers on the market, but just like when shopping for organic foods, be careful and read the label).</p>
<p><strong>Weed control:</strong> Apply a pre-emergent weed killer on lawns to prevent grassy weeds from germinating. Spring broadleaf weeds like dandelions, clovers and plantains, are best prevented by maintaining a proper mowing height and fertilization. After a mild winter, annual weeds that germinate in the fall, like henbit and chickweed, will be more visible and require higher levels of broadleaf weed control through herbicides. Never use chemical weed killers! Check out natural and effective options like Burn Out, (made from clove oil, vinegar and lemon juice) instead.</p>
<p><strong>Pest control/Disease repair:</strong> Severe winters may increase the incidence of winter diseases such as snow mold and Bermuda dead spot. Proper cultural care is important in helping your lawn recover from stress related winter diseases. Properly timed fertilizer application and mowing at the recommended height for your grass type are two items that will aid in the recovery of your lawn.</p>
<p><strong>Mowing:</strong> Contrary to popular belief, setting your mower at a very low height can actually increase weeds by exposing the soil surface to sunlight and removing stored nutrients in leaf blades. Cool weather grasses, such as bluegrass, ryegrass and fescues, should maintain a height of 2.5 to 3.5 inches. Warm season grasses, like bermuda, zoysia, St. Augustine and centipede, should be kept at 1.5 to 2.5 inches tall. Also, think about skipping the loud, carbon-intensive gas powered mower for an electric or human-powered alternative.</p>
